Why failure shows first at steps and edges

East York's freeze-thaw cycles attack the most constrained parts of a hardscape first: step edges, walkway borders, and the seam where a mutual drive meets the foundation. These are the spots where water collects and where there is the least mass to resist movement. When we rebuild, the edges get as much attention as the field – proper edge restraint, compacted base extending beyond the visible surface, and polymeric sand that keeps water moving over the joints instead of through them. If your steps are moving but the walk still looks fine, that is the base warning you early – a repair now is much cheaper than a rebuild in three years.

The same early-warning logic applies to mutual drives: movement usually starts at the shared edge where two grading histories meet. Catching it there keeps the fix on one side of the property line – and one side of the invoice.
