A dense, compact former Borough
Interlock Experts Toronto serves East York, the smallest of the six areas that merged into Toronto in 1998 – a Borough rather than a City, and noticeably denser and more tightly built than the outer postwar suburbs. Narrower lots and tighter driveways and walkways are common here. We build to the same properly compacted base standard used citywide, adapted to East York's tighter site conditions.
Mutual drives and shared access
A lot of East York's 1920s-to-1940s housing was built with mutual drives – a single shared strip serving two homes. Rebuilding one is a coordination job as much as a construction job: both owners, one grading plan, and a clear split of scope and cost. We handle that coordination routinely and will quote each side's share separately so the conversation between neighbours is easy.
Small lots where walkways do the heavy lifting
On East York's compact frontages, the front walk, steps, and porch landing are the property's first impression, and they take more freeze-thaw abuse per square foot than any driveway. Small-scope jobs – a walk, a set of steps, a tight rear patio – are a normal part of our East York work, built on the same compacted base as a full driveway.
Leaside to the Danforth streets
Leaside, planned in the early twentieth century and part of East York since 1967, brings wider frontages and a steady teardown-and-renovation market. The streets closer to the Danforth are denser, with semis and narrow drives. The two halves of the old Borough need different staging, and the same base standard.
Why failure shows first at steps and edges
East York's freeze-thaw cycles attack the most constrained parts of a hardscape first: step edges, walkway borders, and the seam where a mutual drive meets the foundation. These are the spots where water collects and where there is the least mass to resist movement. When we rebuild, the edges get as much attention as the field – proper edge restraint, compacted base extending beyond the visible surface, and polymeric sand that keeps water moving over the joints instead of through them. If your steps are moving but the walk still looks fine, that is the base warning you early – a repair now is much cheaper than a rebuild in three years.
The same early-warning logic applies to mutual drives: movement usually starts at the shared edge where two grading histories meet. Catching it there keeps the fix on one side of the property line – and one side of the invoice.
